Before buying land or built property, study the local market rather than relying only on asking price. Look at road connectivity, surrounding development, infrastructure plans, buyer demand, and the pace of activity in that location.

A property may look attractive in isolation but still be weak as an investment if the demand drivers are unclear. The reverse is also true: a modest property in the right area can outperform expectations over time.
